Who is building this

Hi, I'm Allen Lin. I'm a software engineer, and I have built payment and finance products for years. My small company, FormoHost LLC, has run online services since 2017.

I'm building RentalTabs because your books should live in a file you own, not inside someone else's app. Questions or ideas? Email me. I read every message.

Questions

When will it launch?

We aim to open early access to the waitlist in early 2027, before tax season. Waitlist members hear first.

Why pay when Stessa or Baselane is free?

They keep your books inside their app. RentalTabs keeps them in a Google Sheet you own. Your CPA can open it, you can change it, and you keep it if you leave.

Is it safe to connect my bank?

Bank sync uses Plaid, which many finance apps use. Access is read-only, so nothing can move money. We never see or store your bank password. The add-on can only see the sheet you use it in. You can also upload a CSV file instead.

What about mortgage payments?

A mortgage payment mixes interest and principal. You confirm the interest from your lender statement, and RentalTabs splits the payment. Only the interest goes to Schedule E.

I pay some rental bills with a personal card. Is that OK?

Yes. Connect only the accounts you want. Mark a personal charge once, and similar charges are skipped next time.

Do I need to know spreadsheets well?

No. The sheet comes ready to use, with tabs for transactions, properties, and Schedule E.

Is this tax advice?

No. RentalTabs helps you organize your records. Please check your return with a tax professional.

Which countries are supported?

At launch, we plan to support bank accounts in the United States.
